Job Summary and Responsibilities

The Site Acquisition Manager (SAM) will use project management expertise to oversee staff processes and procedures, client relations, time schedules, deliverables and quality performance to successful completion of wireless site development. The SAM will be responsible for managing a group of sites which involves but not limited to obtaining leasing and zoning/permitting deliverables and reporting to both client and senior management.

 

ESSENTIAL DUTIES & RESPONSIBILITIES include the following; other duties may be assigned:

  • Negotiation of Lease Terms: Engage with landlords and property management companies to renegotiate lease terms for existing Network cell site leases.
  • Amendment Management: Manage the process of complex amendments to existing leases and oversee the preparation of lease documentation for signature routing.
  • Compliance: Ensure all lease negotiations comply with applicable regulations.
  • Team Collaboration: Work closely with Project Managers and other team members to achieve collective goals.
  • Financial Acumen: Utilize financial modeling and analysis to support negotiation strategies and decision-making.
  • Documentation: Prepare and maintain lease documentation with complex agreement language.
  • Communication: Effectively communicate with landlords to foster interest in renegotiation and build positive relationships.
  • Market Analysis: Conduct market research and analyze existing rent/lease spend against market trends to prepare for negotiations.
  • Data Management: Maintain records of communications and negotiation results in compliance with established policies and procedures.
  • Agreement Preparation: Oversee the preparation of complex lease amendments in collaboration with legal teams.

QUALIFICATION REQUIREMENTS

EDUCATION and/or EXPERIENCE

  • A minimum of five years of experience in site acquisition, leasing, and zoning; a minimum of two years of project management experience on large wireless telecommunications deployment.
  • Experience managing vendors and subcontractors.
  • Valid Real Estate License
  • Experience reviewing and preparing legal documents and contracts.
  • Requires strong background in the negotiation of leases within the wireless/telecommunications industry, as well as the ability to read, understand, and interpret related legal documents.
  • Demonstrated ability to manage and interface with large multi-functional project teams.
  • Must possess successful project management as well as experience in process engineering.
  • Demonstrated ability to forecast, manage and deliver financially successful projects.

Pay Range in the United States: $80K - $120K based upon geography, skills, and experience.  May also be eligible for performance incentive opportunity based on company and individual goals and performance
